But a slight uptick in days on market doesn't mean buyers stepped back — list-to-sale price ratios across the board remain competitive, and several neighborhoods are still closing well above asking.
Here's how Macalester-Groveland, Highland Park, Summit Hill, Summit University, and Merriam Park performed this week.
Macalester-Groveland homes averaged $653,000 this week, spending a median of 23 days on market and selling at 100% of list price. Of the five central Saint Paul neighborhoods tracked this week, Macalester-Groveland moved the fastest — a sign that well-priced homes here are still finding buyers quickly, holiday week or not.
In Highland Park, the average sale price landed at $697,000, with homes spending 41 days on market and closing at 107% of list price. That over-asking close is a strong signal: even with a slightly longer runway to sale, demand in Highland Park is pushing prices past the listing number.
Summit Hill continued to command the premium end of the market, with an average price of $962,000. Homes here took longer to sell — 108 days on market — and closed at 98% of list price. Summit Hill's larger, more distinctive homes often take a bit more time to find the right buyer, and this week's numbers reflect that pattern rather than any real softening.
Summit University homes averaged $568,000, spending 50 days on market and selling at 102% of list price. The over-asking close here shows that buyers are still willing to compete for the right home in this neighborhood, even during a slower summer stretch.
Merriam Park led the pack on price performance this week, with homes closing at 108% of list price — the highest ratio among all five neighborhoods. The average sale price was $663,000, with homes spending 43 days on market.
A modest rise in days on market across central Saint Paul isn't cause for concern — it's simply the rhythm of early July. This year's Independence Day, marking the country's 250th, pulled extra attention (and open house traffic) toward celebrations rather than showings, so a brief pause in market pace is typical.
