Central St. Paul rarely tells one story at a time, and this week is no exception. Across Macalester-Groveland, Highland Park, Summit Hill, Summit University, and Merriam Park, the numbers ranged from brisk seller's-market pacing to a quiet pause in one corner — proof that even neighboring streets can be living in entirely different markets.

Macalester-Groveland

Homes here closed at a median of $880,000, spending just 6 days on market and selling at 101% of list price. That kind of pace signals sustained buyer competition — sellers who priced thoughtfully saw offers move quickly.

Highland Park

Highland Park posted a median sale price of $730,500, with homes averaging 10 days on market and closing at 97% of list price. Slightly more breathing room for buyers here than in Macalester-Groveland, but still a competitive window.

Summit Hill

Summit Hill's median landed at $1,536,500 — but worth flagging: this reflects just two closings this week, one just above $1M and one above $2M. A two-sale median swings easily with a single luxury close, so treat this as a snapshot, not a trend.

Summit University

No new closings recorded in Summit University this week, so the figures reflected here — a $347,500 median sale price, 70 days on market, and 99% of list price — are carried forward from the week of August 2–10. An empty week doesn't mean an empty market; it simply means nothing crossed the finish line in this particular window.

Merriam Park

Merriam Park closed at a median of $375,000, with a median of 15 days on market and 100% of list price. One of this week's closings sat considerably longer than the rest, a reminder that even in a tight median, individual homes can tell very different stories.
