Two days of summer left on the calendar, and Saint Paul's central neighborhoods are already trading like it's fall. Here's what closed between September 13 and September 21, neighborhood by neighborhood.
Seven homes closed this week, the strongest volume of the five neighborhoods, at a median sale price of $400,000. Median days on market landed at 19, and the median came in right at 100.0% of list. The range beneath that median tells its own story: prices spanned from $250,000 to $735,000, and individual closings ranged from a single day on market to 107. A neighborhood this active doesn't move as one market — it moves as several, layered by block, era, and price point.
Three closings this week produced a median sale price of $825,000, with a median of 12 days on market and 100.0% of list. All three sales landed at full asking price, a clean read for a neighborhood with only three data points this week.
One closing this week: 582 Summit, at $1,335,000, with a market-wide median of 29 days on market, and 96.0% of list. Because the sale price median rests on this single closing, it's not representative of a neighborhood-wide trend — it's one home's story, not five neighborhoods' worth of pattern.
Two homes closed this week at a median sale price of $451,500, a median of 45 days on market, and 102.0% of list. Both sales closed at or above asking, which is worth noting even in a small sample.
One closing this week: 600 Desnoyer, at $633,250, with a market-wide median of 38 days on market, and 102.0% of list. As with Summit Hill, the sale price median rests on a single sale and shouldn't be read as a trend for the broader neighborhood.

Monthly data shows the broader trend — where these five neighborhoods sit relative to each other and to the wider Twin Cities market over time. The weekly edit is the close-up: the granular, block-by-block read that comes from watching these five neighborhoods every single week, not once a month. Both views matter. This one just happens to be current as of this morning.
It's also worth saying plainly: a single high week or low week is not a market, it's a moment. Summit Hill's 29 days and 96.0% of list this week rest on one closing. Merriam Park's numbers rest on one closing too. That's not a flaw in the data, it's the nature of watching this closely — the nuance only reveals itself over time, one week compared to the next.
