That turnaround time was the fastest of any of the five neighborhoods this week — a signal that, holiday distractions aside, well-priced inventory here is still finding buyers almost immediately.

Highland Park

Highland Park recorded five closings at a median sale price of $453,500, a median of 11 days on market, and 99.0% of list price. This was the widest range of the week: closings spanned from $370,000 to $776,000, and two of the five sold above asking, at 115% and 107% of list respectively. A five-sale sample this broad is a healthy one, and it points to genuine depth across price points in this neighborhood right now.

Summit Hill

Summit Hill saw two closings this week, landing at a median sale price of $836,000, a median of 8 days on market, and 100.0% of list price. Both homes moved quickly and sold right at asking — consistent with the kind of steady, higher-price-point activity this neighborhood typically shows.

Summit University

Summit University posted a single closing this week: a sale price of $335,000, 24 days on market, and 103.0% of list price. Because this figure is based on one sale, it should be read as a data point, not a trend — a single transaction can't yet tell us where this neighborhood is heading week over week.

Merriam Park

Merriam Park had two closings at a median sale price of $537,500 and 99.0% of list price. The median of 55 days on market looks high at first glance, but it's driven almost entirely by one home that sat for 98 days before closing; the other sold in 11. With only two data points, a single outlier can swing the median substantially.

Why the Numbers Read a Little Different This Week

Every late-summer week carries some seasonal noise, but this one stacked several factors at once. The State Fair's final days, a three-day Labor Day weekend, and the first week of school all pull buyer and seller attention away from house-hunting, which tends to show up as fewer closings and thinner samples — exactly what we saw in Summit University and Merriam Park this week.
