Macalester-Groveland

Macalester-Groveland continues to post some of the strongest numbers among central St. Paul neighborhoods this week. The average sale price came in at $667,000, with homes spending just 25 days on market on average — the fastest turnaround of the five neighborhoods tracked. Sellers here are also seeing strong results at the negotiating table, with homes closing at 103% of list price on average, a clear sign of continued buyer demand outpacing available inventory.

Highland Park

Highland Park recorded an average sale price of $680,000 this week, with homes averaging 41 days on market. The neighborhood's 99% of list price ratio suggests a more balanced negotiating environment compared to Macalester-Groveland, with most sellers landing very close to their original asking price.

Summit Hill

Summit Hill remains the highest price point among the five neighborhoods, with an average sale price of $1.04 million this week. Homes here spent an average of 106 days on market — longer than the other neighborhoods, which is typical for a higher-end price tier where the buyer pool is naturally smaller. Despite the longer timeline, sellers are still achieving strong outcomes, with homes closing at 101% of list price on average.

Summit University

Summit University posted an average sale price of $596,000 this week, the most accessible price point among the five neighborhoods. Homes averaged 50 days on market, with sellers closing at 98% of list price on average — a healthy, steady market for both buyers and sellers.

Merriam Park

Merriam Park saw an average sale price of $625,000 this week, with homes averaging 42 days on market. The neighborhood's 100% of list price ratio reflects a well-balanced market where asking prices are aligning closely with what buyers are willing to pay.
